The building stands alone but is part of a 7.2-acre city block which includes a five-level, 1,405-stall parking garage with a rooftop garden, and a 128,872 SF, mixed-use office and retail building known as “The Mall”. The proposed project includes base building work, landlord’s work, tenant improvement work, and seismic work. ѿTV self-performed lead abatement on all 28 floors, as well as hard and soft demolition, structural concrete, and site work concrete including bollards.

140 New Montgomery /projects/140-new-montgomery/?utm_source=rss&utm_medium=rss&utm_campaign=140-new-montgomery Thu, 04 Sep 2014 17:03:56 +0000 /?post_type=projects&p=309 This historic Art Deco structure and former home of the Pacific Telephone & Telegraph Building, designed by Timothy Pflueger and completed in 1925 as one of San Francisco’s first high-rises, underwent significant renovation and conversion into a 280,000 SF modern office tower. Restoration and repair of the signature lobby was complimented with the transformation of the former service courtyard into a sculptural garden and dining area. Original windows were replaced with replica, high efficiency windows and historic wood doors, “Bell” symbols in the lobby, wood paneling in the executive board room and the marble-clad staircase were restored and retained, as well as a full terra cotta facade restoration. Added amenities included extensive parking and showers for bikes, a restored historic central stair for tenant circulation and a full MEPFS upgrade designed with flexibility, efficiency, and scalability in mind.

 

A full seismic upgrade to the 31-story building included the installation of over 2.5 million pounds of steel reinforcement, 6,400 yards of shotcrete, 10 buckling restrained braces, and five super columns extending continuously from the basement to the 19th floor. Sustainability was a key focus and the building achieved LEED Gold level certification.

The precast concrete exterior skin was removed and replaced with a high-performance glass curtain wall. Work also included seismic upgrades and all new interior improvements. The townhomes are LEED Silver certified and the nine-story tower is LEED Gold.

In order to adapt the historic, four-story reinforced concrete and steel building into a modern performance venue, many alterations and upgrades were necessary, including a full seismic upgrade to the structure, restoration of the main facade on Market Street, and underpinning and excavation to add square footage. The building’s complete interior remodel provided a live performance theater, box office, lobby, bar/cafe, green room, office space, and flexible space for rehearsals and gatherings. The project achieved LEED Silver certification.

UOP Arthur A. Dugoni School of Dentistry. The dental school occupies approximately 225,000 SF of the building and features interactive classrooms, clinical examination floors, and offices. The remainder of the building is being leased to outside tenants.

 

The construction scope involved replacement of the exterior cladding with new high-performance glazing; reconfiguration of the building entry to make it more visible and inviting to pedestrian traffic; installation of escalators between the first and second floors to bring dental patients to the clinical floors; all new MEPFS systems; and state-of-the-art dental equipment for research, teaching, and training. The project achieved LEED Gold certification.

400/430 California /projects/400-california-street/?utm_source=rss&utm_medium=rss&utm_campaign=400-california-street Tue, 12 Nov 2019 21:49:45 +0000 /?post_type=projects&p=1852 ѿTV completed the seismic retrofit of this fully occupied, historic bank originally built in 1908. The project scope included structurally stiffening the bank by adding steel and creating a horizontal wall braced by new concrete and dampeners. That wall was connected to the roof of the bank and stiffened by a lattice frame of new steel. By connecting the neighboring tower to the bank, the deflection of the tower prevents structural failure of the bank.

 

ѿTV also renovated the 6,500 SF lobby of the building, which included a living green wall from the ground floor to the third floor soffit, updated the building management systems, and the replacement of the building’s entire glass storefront system. The team self-performed hard and soft demolition.

Construction involved three historic buildings and adhered to federal historic preservation standards. Work included a glass atrium gallery, restoring the original brick facades, and extensively excavating and underpinning to a depth of 35 feet below grade to create an underground theater and sub-basement. The building’s structural systems were upgraded with a variety of seismic connections interwoven with shotcrete.

The renovation of the original 1910 building completely removed and replaced its upper two floors while maintaining the historic masonry facade. Work included seismic upgrades and interior improvements to modernize the space. The new facility includes 18 hotel rooms, two indoor pools, two gymnasiums, nine squash and handball courts, a restaurant, a full sports bar, a snack bar, two exercise studios, 6,000 SF of exercise equipment, 4,000 wood lockers, corporate offices, and parking for 130 cars.
